What is a Home Inspectors Report - (HIR)

Defect recognition service.

A Home Inspectors Report is a report that can be carried out by a Home Inspector to identify defects in a building or to identify poor workmanship by tradesman if suspected.

The report is a brief overview of information regarding the physical condition of a property and gardens which Homeowners will be able to rely on as an accurate report. It uses all the skill and knowledge a Home Inspector has acquired, identifies possible or potential defects in the building itself or in work that has been carried out for the homeowner. It will also identify any remedial works that may need to be carried out in order to rectify this. This is generally the most cost effective way of knowing of any underlying concerns at a property and as it does not follow the same legal mandatory conventions of a Home Condition Report such as the use of Government approved software to produce the report and the format it must be published in, and is a succinct and brief report for easy reading, this substantially brings down the cost. However you still get the use of the guiding principles and knowledge of a Home Inspector to complete the report.

The Home Inspectors report requirement is:

  • It is Carried out by a Certified Home Inspector
  • It is written in plain English and use no technical jargon
  • Gives you information on work or repairs that may be needed to the property, so reducing the likely hood of hidden surprises.

Benefits of a Home Inspectors Report:

  • Have an early opportunity to carry out repair work on any defects prior to sale or before any substantial damage is caused.
  • By having an accurate report on the property there is less likely hood of hidden surprises because of unforeseen problems and defects
  • If a homeowner has a Home Inspectors Report it reduces the risk of being faced with unexpected repair bills and any other potential surprises.
  • Work carried out by tradesman can be checked to ensure it has been carried out to a satisfactory standard.

Please note a Home Inspectors Report is carried out by a Certified Home Inspector
